You can enter the term directly, or you can tap on the down arrow next to the term and then select a term from the popup list. Select the Sales Tax State by tapping on the down arrow next to the Tax label. Make sure to select the correct Tax State - the method of calculating sales tax on leases varies widely among the states. The 'Cap DP Tax' option allows you to capitalize the tax due on a downpayment. 'Cap Tax' capitalizes the sales tax (only available in some states). The 'Tax' option next to the Other-2 field determines whether the Other-2 amount is taxed. You can change the lease date by tapping on the down arrow next to the date. The date does not affect the calculations except for the lease maturity date. The Setup screen (select from Main Menu) allows you to control several options for leases. The About/Register screen (select from Main Menu) provides the information needed to register the program which will make it fully functional. If you are using the Find Price mode (finding the vehicle price from an entered payment), the Price field is not visible on this screen and the word "Calculated" appears. This means the Price is being calculated and will appear in the computed results. CASH DOWN Enter the downpayment to be made in cash by the lessee/buyer. REBATE Enter the rebate to be received by the lessee/buyer. If the rebate is to be applied to reduce the cap cost, check the "Add to CD?" box. In tax-the-payment states, normally a downpayment is subject to sales tax. However a rebate used as part of the downpayment is not subject to tax in many states. To apply tax to the rebate used as downpayment, check the "Tax?" box. TRADE Enter the trade-in allowance. Normally a tax credit is given for a trade-in, however, in some states you have a choice. If the "Cr for Tr?" check box appears, check it to provide a credit for the trade-in. In Texas, lessee's can receive a tax credit for a trade-in even if they don't actually trade in the vehicle. To allow this, check the "Tax Cr Only?" box (this box only appears if the tax state is set to Texas). PAYOFF Enter the amount owed by the lessee/buyer on the vehicle being traded in. BANK FEE (Applies to leases only.) Enter the bank fee, sometimes called an administration fee. If the fee is subject to sales tax, check the "Tax?" box. If you wish to capitalize the Bank Fee, check the "Cap?" box.MSRP Enter the retail price of the vehicle. HARD ADDS Enter the retail value of any hard adds added to the vehicle that can be residualized. RV % Enter the residual value percentage. Once you've used some values, you can click on the down arrow at the left of "RV %" to display a list of the most recently used values. Just click on a value on this list to use it. DISP FEE For leases only, enter the amount of the disposition fee. EXCESS MILEAGE Expected/yr: Enter the number of miles the lessee is expected to drive each year. Allowed/yr: Enter the number of miles per year included with the lease or loan. Cost/mile: Enter the cost per mile for excess miles.LOCK MAIN SCREENS Checking this option locks many options on the main Lease and Loan screens so they cannot be changed. EXCISE TAX Checking this option activates the Excise Tax field on the main screen where a monthly amount can be entered. The amount is added to the monthly payment but it is not subject to sales tax (because it is itself a tax). LOCAL FEE Checking this option activates the Local fee field on the main screen where a monthly fee can be entered. This fee is added to the payment and lease charge, and is subject to tax in states where the payment is taxed. LEASE-END MARKUP Checking this option activates a Lease-end Markup field on the Residual Value screen. This fee is added to the computed residual value to determine the purchase option. WAIVE ADVANCE PAYMENT Checking this option waives the advance payment requirement. Normally an advance payment is collected as part of the drive-off (due at signing). SECURITY DEPOSIT Tapping the down arrow allows you to choose the method of computing the security deposit. The security deposit is added to the drive-off and is due at signing.LOCK MAIN SCREENS Checking this option locks many options on the main Lease and Loan screens so they cannot be changed. BALLOON LOANS The LeaseMaker can compute regular retail loans as well as two types of balloon loans. A Conventional Balloon Loan has N-1 payments, i.e., a 36-month loan would have 35 monthly payments and one final payment due in the 36th month. An N-Payment Balloon Loan has N payments, i.e., a 36-month loan would have 36 monthly payments and one final payment - both the final monthly payment and balloon payment are due at the same time in the 36th month. The monthly payments are slightly smaller compared to a Conventional Balloon Loan because of the additional payment. INTEREST CALENDARS All three calendar systems in this program use the U.S. Escrow Rule which prevents compounding of unpaid interest during a long, first period. Federal Calendar (US Rule). This calendar system is commonly used for precomputed loans and/or indirect lending -- it is somewhat similar to the old 360-day calendar and is commonly used. It is described in detail in Federal Reserve Board Regulation Z, Appendix J. Actual/365 (US Rule). This calendar system generates the exact payment for simple-interest loans -- it counts the actual number of days between each payment and the next throughout the loan. The daily interest rate is 1/365th of the annual interest rate. Actual to first (US Rule). This calendar system counts the actual number of days between the loan date and the first due date, and considers all subsequent monthly periods to be 1/12th of a year (30.41667 days). (Weekly periods are 1/52nd of a year, biweekly 1/26th of a year.) The calculated payments are nearly the same as the Actual/365 system. PAYMENT FREQUENCY The LeaseMaker can compute biweekly and weekly loans as well as monthly loans. Weekly loans have a payment due every 7 days, and biweekly every 14. PAYMENT ROUNDING Calculated loan payments can be rounded to the nearest cent or truncated to the lower whole cent. For example, an unrounded payment of 174.5981 could be either rounded to 174.60 or truncated to 174.59. If you are trying to match a payment calculated by another system and you are sometimes on and sometimes a penny low, try rounding the payment. Traditionally, installment-loan payments were truncated to avoid the possibility that the interest charge would exceed the stated rate by even a cent. This can happen with pre-computed (sometimes called 'actuarial') loans. In the age of simple-interest loans where the disclosed payment is a good-faith estimate, it has become more common to round the payment to the nearest cent. SHORT LOAN OPTION Checking this option lets you enter the unpaid balance directly. No sales tax is computed. If you uncheck this option, you can enter the vehicle price, cash downpayment, trade, etc., as well as the sales tax rate. The program will compute the sales tax and unpaid balance of the loan. PREPAID CHARGE Some loans have a Loan Fee or some other administration/credit investigation fee that is considered a Prepaid Finance Charge under Federal Regulation Z. Such fees affect the Finance Charge and A.P.R. To enable this type of fee, check this option - a new field will appear on the main screen allowing you to enter a fee amount. The fee is added to the note amount (i.e., lent to the borrower).To calculate a loan or lease, select the item from the main menu on this screen.
